Home Loans & Refinancing

Home loans and refinancing, backed by numbers that hold up

Whether you're buying your first home, adding an investment property or refinancing to a better rate, the loan is only half the decision. The other half is tax: how your income is shown to a lender, which interest you can claim, and how the property is treated when you eventually sell.

TaxProof handles the tax side. Through our strategic partnership with Rediscover Capital Finance, an MFAA-member mortgage broker, you also get access to competitive home loan options from a broad panel of lenders. One conversation, two specialists, no gaps between them.

Why your tax records matter to a lender

Lenders assess what they can verify. For employees that's usually payslips. For anyone self-employed, running a company or trust, or earning rental, foreign or crypto income, it means tax returns, notices of assessment and financial statements that tell a consistent story.

When those records are late, incomplete or inconsistent, applications stall. When they're lodged, reconciled and easy to follow, your broker can present your income with confidence. That's what our evidence-first approach produces.

Where tax and your home loan meet

Owner-occupied vs investment

Interest on a loan used to buy an income-producing property is generally deductible. Interest on your own home generally isn't. We make sure the loan is structured and recorded so the claim is clear.

Refinancing and cash-outs

Deductibility follows what the borrowed money is used for, not which property secures it. Mixing private and investment purposes in one loan can reduce or complicate your claim. We'll flag this before you refinance, not after.

Rental property records

Interest, depreciation, repairs and holding costs need clean records. We keep your rental schedule ready for both the ATO and the lender.

Moving out and renting your home

Turning your home into a rental can affect capital gains tax down the track. We'll explain your options before you commit.

How it works

  1. Tax check. We review your recent returns, lodgements and income evidence and fix any gaps before a lender sees them.

  2. Introduction. With your permission, we introduce you to Rediscover Capital Finance, who compare lenders and recommend a loan that suits your goals.

  3. Structure review. Before you sign, we look at the proposed structure from a tax point of view: split loans, offset accounts, ownership.

  4. Ongoing. Your lodgements and records stay current, so your next refinance or purchase is faster.

Common questions

Does TaxProof arrange home loans?

No. Lending advice and loan applications are handled by our strategic partner, Rediscover Capital Finance. We prepare and explain the tax and financial information behind your application.

I'm self-employed. What will a lender want to see?

Many lenders ask for your two most recent tax returns and notices of assessment, often with business financials. We make sure they're lodged, accurate and consistent.

Can I claim interest after refinancing?

It depends on how the funds are used. Speak with us before you draw extra funds so your claim isn't reduced by a mixed-purpose loan.
