Private & Bridging Finance
When timing is tight, the numbers need to be ready
Buying your next property before the current one sells. Settling a business purchase on a short deadline. Bridging a gap while a larger refinance is finalised. Private and bridging finance exist for moments like these, where speed and flexibility matter more than the lowest rate.
TaxProof makes sure your financial position is clear and your tax consequences are understood before you commit. Through our strategic partnership with Rediscover Capital Finance, you can also access brokers who work with bridging and private lenders on time-sensitive and complex transactions.
Short-term finance still has long-term tax effects
Your exit is usually a sale or refinance
Bridging and private loans are repaid from a sale or a new loan. If that sale creates a capital gain, the tax bill comes out of the same proceeds. We calculate it early so your exit plan is realistic.
Buying a new home before selling the old one
You may be able to treat both as your main residence for up to six months, if conditions are met. Miss the window and part of the gain on the old home may become taxable.
Is the interest deductible?
It depends on what the funds are used for. Business and investment purposes are generally deductible; bridging your own home generally isn't.
Using finance to clear a tax debt
ATO interest charges (the general interest charge and shortfall interest charge) incurred on or after 1 July 2025 are no longer deductible. We can help you compare an ATO payment arrangement with other options, while your broker compares the funding side.
Why preparation matters more with fast money
Private and bridging lenders move quickly, but they still assess your exit strategy, your equity and your ability to service the loan in the meantime. When your returns are lodged, your financials are current and the tax on your exit is already calculated, your broker can present a stronger case in less time.
